The numbers were slow to come in for August real estate residential homes sales for the Pinehurst NC area as data was entered late into the system by several agents. We now how a very good look at the numbers and we can see if the analysis is positive for home sales going forward.
The overall numbers showed a gross sales increase in August of 24% over July 2012 sales and 17% over August 2011 homes sales for the Pinehurst area. What is most encouraging is the increase in the number of homes sold as indicated by the chart above. And even though the overall sales in July were down – the number of sales rose by 2% and the number of sales in August rose by 28%. These are very encouraging numbers.
July took a surprising dip – not only from July of 2011 – but also from June 2012 residential sales. This is very unusual and there is no clear explanation as to why. It could be issues with lenders and closing could have been pushed into August that were scheduled to close in July. Overall, when averaging out the two months – the Pinehurst area real estate sales increased for the two months totaled together over the same period in 2011.
Another great indicator that the market might be starting to climb out of the doldrums is that in all but 1 month this year, the unit sales of homes in the Pinehurst area have increased in 2012. This is a good sign as only 2 months in 2011 did we see real estate sales increase month over month as compared to 2010.
